Building Information Modeling (BIM)
Building Information Modeling (BIM) is a method used for planning, creating, analyzing, and maintaining a project from the conception to the finished product. It easily connects the designer, surveyor, engineer and owner in a collaborative environment. BIM starts in the early planning and development stages with documents in Word, Excel, or other project management software. Existing conditions, models, and plans are generated, analyzed, tracked and updated. Once the project is finished, BIM is then used to maintain and upgrade.
BIM provides savings in design, construction and operations.
Another tool in GdB’s toolbox – we can provide you with survey grade surface models (Civil 3D, Carlson, Microstation), building models (Revit), or point clouds. These files can be added into BIM and used in design or to analyze existing conditions. With our scanning hardware and extraction techniques, we provide highly accurate models with limited time in the field. Safety is our number one priority while generating precise data.

Saratoga Casino Hotel
Saratoga Casino Hotel – Interior Laser Scanning and BIM

Gayron de Bruin Land Surveying and Engineering, P.C. (GdB) was contracted by the Saratoga Casino Hotel to perform a 3‐D laser scan of the interior of the casino portion of the hotel. Deliverable was specified as a Revit project file, to be used as a base to design upgrades to the Casino, prior to this year’s summer racing season.
GdB was on site for 2 days and worked with the staff at Saratoga Casino Hotel to perform our duties during the day with minimal disturbance to the casino patrons.
GdB set up temporary paper targets on interior walls and used a Leica RTC360 scanner to collect a total of 134 full 360 degree scans, with high resolution images, in less than 2 minutes per scan. Dual pass scans were used to automatically remove people from the scene, leaving a clean point cloud to work with. A conventional closed traverse was run to tighten the cloud and align it with existing CAD floor plans provided by the Casino.
Office production work was done in Revit 2019, to AIA Level of Development 200, modeling walls, floors, ceilings, roof surfaces, doors, windows, architectural and structural columns, etc.
